The Capital Prudential Diversified Development Fund targets a diversified portfolio of investments in respect of mid-scale, build-to-sell specialty commercial, industrial and residential property developments across Australia.

 

The Fund aims to achieve sustained success with the Fund Manager’s investment discipline in selecting each underlying asset for origination in addition to active management of the diversified portfolio, including maintenance of strong financial controls.

The Capital Prudential group’s bespoke, scalable model is centered upon an extensive network of development managers, real estate agents, developers, investors, professional service providers and consultants established by the Fund Manager.

 

Referred to as its Development Manager Network, the Fund Manager’s network of Development Managers is comprised of in-house developers and a national team of external developers engaged by the Fund Manager or its associated entities. Such external developers, referred to as Development Partners, are stringently assessed and suitably incentivised to deliver well-managed, profitable projects on a risk/reward sharing basis.

 

The Development Manager Network provides the Fund Manager strong and enduring access to the real estate development sector, which otherwise has high barriers to entry, as well as access to a high-quality investment pipeline, providing transparency of investment opportunities up to 18 months in advance.

An investment in the Secured Income Notes is only available to Wholesale Clients, which is a term defined under section 761G of the Corporations Act 2001 (Cth) (Corporations Act).

 

In summary, you must satisfy at least one of the following criteria to be eligible to invest:

  • apply for Secured Income Notes with an aggregate value of at least $500,000;
  • have net assets of at least $2,500,000;
  • have gross income for each of the last two financial years of at least $250,000 per year; or
  • be a “professional investor” as defined in section 9 of the Corporations Act.
