Joyce is a Chartered Accountant with over 20 years of experience in senior finance and tax executive roles. Her career spans ASX-listed companies, large corporations, and SMEs, leading the finance functions, strategic planning, and driving business expansion.
In her extensive career, Joyce has amassed a wealth of expertise in the property sector. She has held roles at ANZ Bank and Pitcher Partners and most recently served in a senior finance position at Hamilton Marino Builders, reporting to the board and led a large team within their business.

Albert has over 30 years’ experience in finance and property development. He commenced his career at NAB, then the stock market and property development in the 1990s.
In 2001, Albert started a finance business known as ACM Finance after finding a niche market, initially as a short term lender then evolved into a top up lender for property developments.
Albert’s specialty is understanding the complexities of both a property development and arranging a structured finance package. Having a high level of understanding of the finance cycle, from lending, property development, funds & profit repayment, to development related criteria.
With more than 24 years experience in commercial property, funds management, debt financing, and commercial lending, Zaidi is a seasoned professional.
Holding a Post Graduate Degree in Finance Management from the University of Western Sydney, he began his career in banking and consumer lending before transitioning into commercial lending and funds management.
Zaidi’s extensive background includes working with major international pension funds, where he facilitated equity and debt funding for infrastructure projects. Specialising in due diligence, reporting, and strategy, he has collaborated with governments and large international corporations with high ratings from both S&P and Moody’s.
Pasquale has over 30 years’ experience in banking, property finance, investment, management and tax effective financing.
A former career banker with NAB, ANZ and 2 international banks, he has spent the last 18 years within the funds management industry holding numerous roles such as ASIC approved Compliance Officer, Responsible Manager as well as a Board Member of several Fund Managers. He has a deep insight in lending, funds management and compliance. A Doctor of finance, Pasquale is one of Melbourne’s most respected senior finance executives.
John brings over 20 years of experience in Funds Management, Technology, and Superannuation sectors. He began his career at Colonial Investment Management, where he was part of the fixed interest team managing international currency and short-term money market portfolios.
After holding various senior business development and managerial positions both in Australia and abroad with SingTel Optus and an emerging technology start-up, John returned to the Financial Services sector. At AustralianSuper, he took on senior leadership roles, managing a large team across their business growth division. John prides himself on building strong client relationships based on trust, preference, and repeat business, thanks to his unwavering commitment to providing the highest level of client support.

268 Fund only accepts investments from wholesale, experienced and sophisticated investors (please see Corporations Act 2001).
To be classified as a wholesale investor, you must meet one of two criteria; 1) You hold net assets worth more than $2.5 million; or 2) Your gross household annual income is at least $250,000 (this can include income from a business if you’re a business owner). Otherwise you can invest more than $500,000 into the syndicate to classify as a wholesale investment.
We are backed by Australian real estate and secured on title. We are pure real estate asset investors and lenders, secured only by approved real estate securities, assessed on a case by case basis whereby the exit plan is more important than the LVR (loan to value ratio).

If you would like to withdraw during the minimum withdrawal period you will be charged an early withdrawal fee. The minimum withdrawal amount is $50,000 and the cost for this service is equal to 2.0% of the withdrawn amount below $100,000 and 1.5% above $100,000.
We have stringent assessment metrics to ensure a maximum LVR of 68% in all loans (72% with additional real estate security). Our team adhere to strict assessment checks on contingencies, valuations, presales, credit worthiness as well as many internal and external factors.
Note: Equity related investments have lower debt, the balance is first ranking secured equity (commonly referred to as “Preferred Equity “or First Ranking Preference Equity”, which ranks first after the 1st First Mortgagee and ahead of the developers equity).
Monthly returns are distributed to clients on the 1st of each month.

You will receive quarterly investor reports with commentary on the valuation, market conditions, property update, and transparency for all investors.
The loan will be repaid upon the completion of the development. There will be interest and costs accrued from the borrower and the fund will endeavour to pay the agreed monthly interest rate.
In the event of numerous delays, economic catastrophic event like COVID19 and the like, the Fund reserves the right not to pay month interest until the project invested into is completed and sold in a managed orderly sale process to maximise returns.

Following acceptance of your application, you will receive investment opportunities that are currently available for you to select which investment to invest into. Following receipt of investment funds, you will be issued with an investment certificate certifying your investment, interest rate, payment dates etc, in accordance with the individual fund.

We can also offer your investment amount to other investors however we cannot guarantee the ability to place a new investor into a partial term investment, especially if the remaining loan period is for a short amount of time. We offer investors and their advisors presentations at our offices to review our funds and discuss what is right for them. We also offer custom strategies for investments over $1m.
Depending on the product, this can be arranged if your investment is $5m or more. All other investments have separate registered Unit Trust Fund therefore are legal standalone structures. Typically a Family Office or Institutional Investors, who have an investment pool of $5-10m+, 268 Fund managers the investments on behalf of them on a case by case basis.
We are generally not set up to receive monthly income reinvestment at this point in time, however, always happy to discuss your preferences. Please contact us to make those arrangements.
Mortgages are generally considered a low risk investment as they are backed by tangible assets. We limit lending to 68% of the valuation for mortgage lending on a single property and 72% when 2 or more securities (properties) are offered as suitable security(s). We are conservative in risk assessment to reduce the risk of loss on the investment hence additional security. Please see information memorandum for more details.

268 Fund will work with the borrower to find a solution as quickly as possible. If the overall loan is for a construction loan, no legal action will be taken until the construction of the project has been completed. We may assist to complete the project by appointing a project manager to support the completion of the project.
