The Banner Service Station & Convenience Store Property Fund offers wholesale investors a pooled investment in service station, convenience store, fast food and associated uses sites, offering regular income and the potential for longer term capital growth.
The Fund employs a build to rent strategy, to source sites for acquisition through development and leasing to secure a long-term income producing asset. Investors receive monthly distributions, with withdrawals possible after a one-year lock-up, subject to liquidity.
The objective of the Fund is to maintain a weighted average lease expiry of 10 years, or more, across the portfolio, with a high quality tenant bases. Tenants will be committed to long-term leases with options to extend and will include national fuel companies and convenience store operators.
The Fund provides a diversified exposure to the Australian commercial and retail property market, with oversight from an investment committee and board. As a pooled fund, the Investor has a diversified and proportional share of the Fund’s assets, but no interest in any single asset. Investors are paid returns calculated across the Fund’s investments.

The Fund aims to provide long-term income to investors, through monthly distributions.
Enhanced Returns
The Fund seeks to enhance returns by lowering the cost of entry and benefiting from a share of development profit. The Fund takes advantage of “fund-through” development opportunities to acquire assets early and position them for capital growth.
Long term WALE
The Fund’s investments are secured by long-term leases to major national and global tenants with an average lease term of over 10 years. Lease convents make tenants responsible for most on-costs of holding and maintaining the property, reducing the potential cost burden on investors.

The Manager uses a build to rent strategy to enhance returns by investing in specialised Australian property. By acquiring some of the properties before development, the Fund is able to pass on a share of the development profit, where achieved and upon leasing, provide a stable income stream with capital upside. This is achieved through contracting with the Developer who will identify suitable sites, and where needed:
At completion, a stabilised site with long term leasing will be delivered to the Trustee.
A maximum of 20% of the Fund can invested in any single investment (once the Fund has in excess of $100 million under management).

The Fund is a pooled fund. The investor holds Units in the Fund which provide an undivided interest in all the assets, but no interest in specific assets of the Fund. Assets are pooled across, and without regard to, classes of Units held.
The Fund is illiquid. However, the Trustee will use its best endeavours to manage the Fund's investments to meet withdrawal requests. All redemptions are subject to available liquidity at the time of the redemption and Redemption Requests may be accepted or rejected, in whole or in part, by the Trustee in its absolute discretion.

Andrew founded Banner Asset Management in 2010, with a vision to establish a truly independent lender with an original view. With 25 years of experience in Global Financial Markets behind him, Andrew set up one of Australia’s independently owned private investment firms specialising in real estate, with his investor-first approach shaping the ethos of the company to this day. Andrew has extensive banking and financial expertise, with a long track record of working in capital markets. He has worked in London, Tokyo and Australia with leading international financial institutions and has been investing in alternative real estate opportunities since 1998.
Andrew is a voting member of the Banner Investment Committee, a member of the Banner Funding Committee and also an owner of Melbourne United.
Brett has over 30 years of experience in funds management and law, including over 20 years’ as partner in several Melbourne based legal firms and an international consultancy practice. Brett has an extensive track record of representing international and local banks, listed corporates, funds and private financiers. Throughout his career, Brett has specialised in finance and the funds management industry and has owned and operated managed funds. As Group Legal Counsel at Banner, Brett works across legal, business structuring, compliance, lending, investor publications and establishing new funds, in addition to a broad range of roles within operations.
Brett holds a Bachelor of Economics and a Bachelor of Laws. He is a compliance officer, responsible manager and a member of the Banner Investment Committee and a director.
Nick has more than 30 years’ experience in corporate and property finance, working for a range of domestic and international institutions in Melbourne and New York. His previous responsibilities included managing a significant portfolio of leveraged construction loans for a high-profile international bank.
Nick has owned and operated managed funds and acted as the Finance Director for a substantial Australian property developer. He has an extensive network within the property industry, which includes a number of privately-owned and successful real estate groups.
Nick is a member of the Banner Investment Commitee.
