The BCUC Debt Fund offers investors access to BCUC’s investment strategy and a diverse portfolio of loans secured by 1st and/or 2nd mortgages against premium Australian real estate. The Fund aims to deliver an annual return to investors of 10% – 12.5% net after fees with distribution paid monthly to investors.
Strategies
The fund comprises a portfolio of property-backed loans secured by first and second-ranking mortgages, diversified across all types of real estate properties in Australia.
The fund targets loans with a maximum LVR of 75%, and the presence of registered mortgages and guarantors efficiently manage investment risks.
The objective is to provide investors with a consistent monthly cash income stream, preserve capital, and diversification.

Choices
Investors can choose the appropriate fund pool class according to their needs, which offers different investment periods, amounts, and rate of returns. Investors will transfer their funds directly to the custodial bank account of Perpetual, Australia's leading custody financial institution.
Upon investment term maturity, Perpetual returns the investment principal to the investor's nominated bank account.

Each fund in the BHG UCapital Debt Master Fund series (referred to also as a BHG UCapital Debt Fund) proposes to make commercial loan investments to Australian borrowers, who are typically borrowing the funds under a loan agreement to a property (which will generally be a secured loan), although there may be other types of debt investments made available.
Each fund in the BHG UCapital Debt Master Fund series will earn gross revenues from the interest accruing and payable on the principal of the loan(s) granted to the relevant borrowers. Loan proceeds may be used for but not limited to:
The Fund Manager will be responsible for identifying the loan investment opportunities, undertaking due diligence, structuring the loan investments and security, loan and security contracting, loan monitoring and loan servicing.
The relevant supplementary IM for each fund in the BHG UCapital Debt Master Fund series will specify the commercial terms of the loan investment, including applicable loan term, borrower information and relevant security (as applicable).
Each fund in the BHG UCapital Debt Master Fund series will make loans to borrowers which are in accordance with the BHG UCapital Debt Fund’s standard loan terms (see section 4.2 below) and in compliance with the BHG UCapital Debt Fund’s lending criteria.
