The Project involves an advance of a secured loan from the Fund to the Owner, 291 West Coast Pty Ltd. The Fund has been structured with the aim of delivering investors up to 50% of the net profit of the Project over a three-and-a-half-year period. This return is generated through the secured loan to 291 West Coast Pty Ltd.
The development site has been carefully selected in an area with strong population growth and a supportive local community. The development has been designed to meet the needs of the local community and to complement the surrounding area. Development Approval was received by Development WA on 30 May 2023.
The Fund has been designed to comply with all relevant regulations, including the Corporations Act 2001 (Cth), and the investment will be managed by a team of experienced professionals.
The Fund is seeking to raise a maximum of $37,000,000 in a closed-ended unit trust structure. The Trustee will be entitled to up to 50% of the net development profits of the Project (50% of development profits is based on the Fund providing a loan of up to $35 million with a lesser amount being apportioned). The returns may vary as Investors will participate in the risks and benefits of the Project.

The Fund will participate in the Project by advancing a loan to the Borrower on the terms of the Secured Loan Deed and the overarching Framework Agreement.

Adam is the founder of Property Blue. He has over 13 years’ experience in property development and property-related businesses.
He is currently involved in multiple projects across three states including apartment complexes and land subdivisions.
Adam has successfully completed over $500 million in projects in management and directorship roles.
Craig has over 15 years’ of Development Management and Town Planning experience across a broad range of residential and commercial developments.
Craig has managed a development portfolio of over $400 million ranging from 257 lot subdivisions to mixed use multi – residential apartment projects.
For over 8 years Craig managed a Development Consultancy specialising in Land Acquisition, Town Planning, Project Management and Land Subdivision.
Stuart has had over 22 years’ experience at the ATO and 15 years’ extensive experience in finance and business development throughout Australia and the South Pacific.
He has been involved in multiple property developments over the past 6 years including land subdivision, apartments and commercial property.
Stuart will oversee all Capital Raising, Investor Compliance and sit on the Project PCG for Property Blue in all developments.
Darren brings over 30 years’ sales and marketing experience to the Property Blue Management Team. Over the last 4 years, Darren has been instrumental in developing important relationships across all facets of the Property Blue business. These relationships have provided the platform for Property Blue to engage in several projects across the property development space, including both commercial and residential, apartment complexes and land subdivisions.
Darren’s knowledge and experience has been vital to Property Blue in areas including sales, marketing, capital raising, networking and communication.
Stuart has worked in both commercial construction and client-side development management in Australia and the United Kingdom. The ability to move between the worlds of construction and client side development is invaluable in cost and risk management. He provides a unique insight into ‘both sides of the fence’.
He has provided construction and development management services to both private companies and listed corporates alike. In a range of WA property roles Stuart has developed an eective network of contacts in every discipline and level of the property industry that he can bring to bear on a project.
Stuart’s design training provides an eye for the product, the market and the sale. His contractor experience and qualifications mean a strong emphasis on the practicality of product delivery. Above all, his development management experience means a broad knowledge of the project process from start to finish. This understanding enables him to bring all the elements together to get the job done.
Ben is a member of the Property Blue Investment Committee in his capacity as Compliance Manager for the Trustee. To ensure adequate oversight for the Trustee he also holds a seat on the Project Control Group.
Ben has over 20 years’ experience in business and financial controls and has held roles as financial controller, acting CFO and company secretary for an ASX-listed company. He has 5 years of funds management experience which includes all operational and establishment across a broad range of structures and investment types.
Ben is a former Chartered Accountant and holds a Bachelor of Commerce (Accounting and Business Law).
