Established in 2006, Credit Connect Group (CCG) connects Borrowers looking for fast, flexible short-term loans to Investors who want access to income-focused, high-return investments secured by Australian real estate.

We have written over 423 loans since inception. Our gross loan amount advanced to our borrowers is approximately $911,000,000 with an average lending loan-to-value ratio (LVR) of a low 59%. All funds advanced to our borrowers over the years have been raised via CCG investor clients and managed by CCG.

We provide a variety of flexible lending solutions suitable for borrowing clients who have a registered Australian real estate title to offer as a first mortgage security. As a Non-Bank Lender, we introduce these loans as investment opportunities to our network of sophisticated Investors.

The majority of our investments are offered via the Credit Connect Select Fund (The Fund), which is a Managed Fund, for which Credit Connect Capital Limited (CCC) is the Trustee and holds an Australian Financial Services License (No. 230173), issued by the Australian Securities and Investment Commission (ASIC, the Federal Regulator). CCC as Trustee is an unlisted public company that manages the entire process for Investors.

The Credit Connect Select Fund (The Fund) provides Investors access to income-focused, high-return, secured investments that currently have forecast returns from 9-11% p.a.

Our community of Investors have 100% control, allowing them to undertake their own due diligence, and full transparency into each First Mortgage Investment opportunity they invest in. For each investment, the Investor’s capital is secured by a first-ranking registered mortgage against real property in Australia which means we hold the first priority of that property which is securing the Investor's capital.

The Fund provides loans on conservative lending ratios of up to 65% - 70% LVR of the underlying value of the security property. All properties are valued by our independent, qualified panel of Property Valuers. We manage the entire loan process from settling the loans to collection of interest payments and distribute the available returns to Investors monthly.

We are proud of our track record of no capital loss in our Fund since inception.

The Fund allows Investors access to select and invest in loans that meet their risk appetite and investment criteria. The Fund is a wholesale unregistered, contributory mortgage Managed Investment Scheme operated by Credit Connect Capital Ltd (“the Trustee”). Structured as a unit trust, Investors own units within the Fund where each class of unit corresponds to the related investment opportunity.

The Fund allows Investors access to opportunities to select and invest in loans that meet their risk appetite and investment criteria. Each loan made available for investment has been subject to assessment in accordance to the Trustee’s documented Lending Policies and the approval of the Trustee’s Credit Committee. In addition, all loan opportunities are offered by way of an Information Memorandum in conjunction with a Supplementary Information Memorandum, which details the investment target return and loan terms.

In the example below, we can see that, typically, there’s a minimum of 30% of equity in the borrower’s property and the borrower pays monthly interest payments.

Cam Ly is a non-executive director of Credit Connect Group and has for many years been involved in the Property and Finance industry in his role as a solicitor. Cam is principal solicitor of Cam Ly & Co Solicitors. Some of the areas his firm specialises in are mortgage lending and immigration law. Cam speaks several languages including Mandarin, Cantonese and Vietnamese. Cam’s qualifications include a Bachelor of Law & Bachelor of Science. Cam is also a registered Immigration Agent.

 

Christopher Bristow:

Christopher Bristow is a non-executive director of Credit Connect Group and has many years of experience in the Financial and Real Estate sector. Christopher has gained extensive financial experience previously working with the ANZ Bank as an Assistant Fund Manager whereby he was employed as an Authorized Representative and Compliance Officer. Prior to this, Christopher was employed as an investigator with the Australian Securities and Investments Commission (ASIC). Christopher has degrees in Arts and Economics.

A First Mortgage Investment is a type of income-focused investment where an investor's capital is used to provide a loan to a borrower. The loan is secured by a registered first mortgage over Australian real estate so if the borrower defaults, the investor has access to the Australian real estate security to fund their investment. First mortgage investments typically offer a regular, monthly income stream via the interest payments with competitive returns to investors who seek capital preservation and capital stability.

CCG was established in 2006 and specialises in non-bank lending and first mortgage investments throughout Australia. During this period we have written over 390 loans, where the gross loan amount advanced to borrowers is approximately $628.42M with an average LVR of 59%.

Over this time the average return paid to investors has been over 9% p.a. (past performance cannot be relied upon as a reliable indicator of future returns). 

Credit Connect Capital Ltd holds Australian Financial Services License No. 230173 issued by the Australian Securities and Investments Commission (ASIC), Australia's corporate and financial services regulator. Credit Connect Capital Ltd acts as the Trustee of the Credit Connect Select Fund and provides the first mortgage investment opportunities to investors.

A Mortgage Fund is a managed investment fund in which an investor's money is on-lent (as a mortgage loan) to a borrower. These loans are typically secured by a First Mortgage on Australian real estate.

A ‘First’ Mortgage Fund will only invest capital into investment opportunities secured by first-ranking, registered mortgages over Australian real estate and is recognised as the most conservative mortgage fund available to investors.

We offer investment into the Credit Connect Select Fund ("the Fund") which is a mortgage investment fund only available to Sophisticated Investors. The Fund is designed to provide investors with the opportunity to select and invest in specific loans of their choice, which fit their risk appetite and investment criteria. The Credit Connect Select Fund is a very conservative mortgage fund, investing only in loans secured by first-ranking registered mortgages over Australian real estate.

First Mortgage Investments are traditionally recognised as relatively safe and secure investment opportunities.

 

For example, a borrower requires a loan of $650,000. The borrower's loan is secured by Australian real estate independently valued at $1,000,000. This has a “loan to value”  ratio (LVR) of 65%.

 

In the event of a default by the borrower, the lender is entitled to take necessary steps to recover all monies owed including by way of taking possession and selling the real estate security.

  • Control - Select investments which offer your preferred loan type, investment amount, return, term, location and LVR.
  • Management - Know your investment is being managed by a highly experienced team of professionals. 

To be eligible to invest in the Fund, you must be a sophisticated investor and satisfy any of the following criteria:

  • A certificate from a qualified accountant confirming you satisfy such requirements. In determining whether you satisfy the net asset or gross income test you can take into account the assets and income of companies and trusts which you control.
  • You are a company or trust controlled by a person who meets the net asset or gross income requirement.
  • You are a related body corporate of a company which is a wholesale client.
  • You are a professional investor (as this term is defined in the Corporations Act).‍
  • You are a sophisticated investor under section 761GA of the Corporations Act as a licensee provides a written statement in accordance with requirements of that section that you are not required to be treated as a retail client for an investment in the Fund.
  • You otherwise satisfy to us that you are not a ‘retail client’ for the purposes of Chapter 7 of the Corporations Act.
