The current Private Wealth portfolio has an unrealised equity IRR of +30.0% p.a. and our EG Funds Management 20-year track record a realised IRR of 16.7% p.a.

EG Private Wealth targets real estate deal flow with average cash distributions of 6.50% p.a., strong tenant covenants and value-add capital uplift. As viable deals are secured, we actively reach out to our growing community of wholesale investors and extend the invitation to invest, often co-investing as EG ourselves.
 
Quick snapshot status of three of our investments:
 

  1. Belrose: Acquired in 2020, target 5-year hold. Recently sold and delivered a circa 27% annual Internal Rate of Return (exceeded target on distributions and IRR).
  2. Vineyard: Acquired and currently distributing ~12.5% p.a. (exceeding target distributions).
  3. Punchbowl: Cash distributions this year will be slightly below target due to interest rate increases exceeding the rates which we can increase rents. Important to note however that we acquired this property at a land rate of $1,260/sqm of land (including the buildings and income), and this was a key thesis for our acquisition, as we felt this was land value at the time. Land rates are now at or more than $1,900/sqm, so what we forego in cash distributions we more than expect to make up on capital growth.

EG’s proprietary Risk Management software drives success EG’s PRISMS® is a data driven investment platform developed by EG for identifying, pricing and managing commercial real estate risk.
 
PRISMS applies a highly quantitative approach to assessing risk and ensures that all prospective investments are considered in a systematic manner. PRISMS® directs the focus away from headline returns and towards the asset’s Risk Return Ratio; i.e. the number of risk points for each one percentage point in equity returns forecast in the base case financial model.
 
This is analogous to the Sharpe Ratio in equities analysis and enables the evaluation of investments across strategies, sectors and geographies.

 

Michael overviews EG’s strategic direction, maintaining a strong engagement with the detail of our projects. His experience in infrastructure, funds management and property development runs deep.

 

Until February 2022, Michael was the independent Chair of the Association of Superannuation Funds of Australia (ASFA). A Director of digital twin technology companies Willow and Reveal, Michael is the current President of the Australia Defence Association, and a Director of the Ramsay Centre for Western Civilisation. Past directorships include the ACT’s City Renewal Authority, ING RE, Macquarie Infrastructure Group, Macquarie Goodman, State Super, NRMA Insurance, ActewAGL, IconWater, State Rail Authority of NSW, Sydney Metro Transport and ANZ (2000 Olympic) Stadium.

As the co-founder and CEO of EG, Adam is the driving force behind the vision and strategic direction of the company.
 
With a passion for team culture, Adam maintains an overall focus on guiding, leading and training the team.
 
He is also the head of EGX, a venture capital arm of EG that focuses on investments in proptech and fintech companies that can assist EG to secure a competitive advantage.
 
Qualifications: BEcon (Hons) Law (Hons)

 
Rodney is a Divisional Director and Head of EG’s Private Wealth division.
 
He is determined to grow the wealth of EG’s wholesale investor clients by combining the rigor of several decades’ experience with the hunger and agility of an entrepreneur.
 
During his tenure, Rodney has been at the forefront of EG’s expansion into proptech and fintech innovation and acquisitions, which notably led to EG’s investment in global technology platform Willow Inc.

Sean Fleming Head of Capital Transactions

Sean brings over a decade of experience to EG as leader of the Capital Transactions team. He has played a key role in over $3 billion of acquisitions at EG and has worked across a range of strategies. Driven by professionalism and precision to see the big picture accomplished, Sean is integrally involved in sourcing and securing deals, ensuring we elevate real estate to its highest and best use to maximise return for investors.
