The objective of the Fund is to provide investors with exposure to a portfolio of risk-adjusted well structured loans secured against Australian real estate assets. Preservation of capital and the diversification of the portfolio are core objectives of the Fund. Further, it is an objective of the Fund for there to be a monthly cash distribution to Unitholders.
The Fund offers investors exposure to secured loans in the commercial real estate financing sector. Typical secured real estate loans which the Fund will have include the following:
The Fund may provide senior loans for which the Fund will be secured with a registered first mortgage and in other instances the Fund may have a subordinated position secured by a second mortgage or second charge.
Investments where the Fund may have a subordinated position may be secured by a second mortgage over property or a second charge over the borrower and its assets. In such cases the Fund, as the provider of the second mortgage, will be “second in line” behind the first mortgagee.
Further the Fund will also be able to invest in loan notes in individual loans managed by Labassa Capital or the Trustee and in such cases the Fund will invest on similar terms and conditions as other co-investment partners of Labassa Capital. Such loan notes will have specified returns to a specific investment from a single underlying loan managed by Labassa Capital or the Trustee.
The Fund will endeavor to work within the investment strategies and guidelines and the other limits set out in the Information Memorandum. However, these should be viewed as objectives only and not as absolute limits.
