The Resolution Capital Real Assets Fund (‘the Real Assets Fund’) gives Investors access to a professionally managed portfolio of Australian listed real estate, typically known as A-REITs, and Australian listed infrastructure investment securities.
The underlying assets of the investments include commercial real estate assets such as office buildings, shopping centres and logistics warehouses as well as infrastructure assets such as airports, pipelines, toll roads and public utilities.
Resolution Capital seeks to further enhance returns by investing up to 20% of the Real Assets Fund in global real estate and infrastructure securities listed on international stock exchanges.
The Real Assets Fund will invest primarily in Australian Real Estate Investment Trusts (‘A-REITs) and real estate securities (minimum of 50% of the portfolio), but also has the ability to invest in Australian listed infrastructure securities (‘ALI’) and up to 20% in global listed real estate and infrastructure securities (global portion).
Many infrastructure assets are complementary to real estate securities and have similar characteristics in that the primary source of revenue is from physical assets which generate sustainable, long-dated, inflation-protected cash flows. The offshore component draws off our highest conviction ideas from our team of highly experienced global portfolio managers.
Domestic and global stocks are evaluated on a consistent basis, with the decision to allocate to global stocks based on the assessment of the relative risk and return of the stocks in each market.
The Real Assets Fund’s investment objective is to exceed the total return of the Benchmark after fees on a rolling 3 year basis.
In doing so, the Real Assets Fund aims to provide Investors with a level of distributable income combined with the potential for long term capital growth sourced from real estate and infrastructure based revenue streams.
The majority of the Fund will be invested in Australian listed REITs (‘AREITs’) and real estate securities (minimum of 50% of the portfolio), with the ability to invest up to 50% in Australian listed infrastructure securities (‘ALI’) and up to 20% in global listed real estate and infrastructure securities (global portion). The Fund will also have some exposure to cash.
Detailed research and internal debate underpin all investment decisions. The ASX listed component of the Fund is focused on identifying investment opportunities within the Australian real estate and infrastructure securities universe.
The Fund invests in REITs and real estate securities that derive most of their returns from rental income.
The Fund’s investments provide exposure to a range of underlying real estate including office buildings, shopping centres, industrial warehouses, residential communities, hotels and healthcare facilities.
The infrastructure component will seek to invest in monopoly like assets, with reliable demand and predictable cashflows, backed by physical assets. This may include, but is not limited to, airports, toll roads, towers and utilities.
Whilst the Fund will have no limit to the number of investments in its portfolio, it will generally hold between 20 and 40 stocks.
