The Fund’s portfolio currently consists of eight properties totalling 1,100+ lots, with 510+ under direct management, exhibiting its strength in the real estate market.

As of FY23, the Fund has achieved:

  1. Total revenue of $12.2m;
  2. Gross booking revenue of $27m; and
  3. Paid 12% since inception.

Further strengthening our portfolio, StayCo holds contracts to purchase an additional two properties within the same geographic vicinity. Upon completion of these acquisitions, StayCo’s portfolio will consist of:

  1. 10 properties, totalling c. 1,400 lots with 631 under direct management;
  2. Estimated annual revenue of $16.1m; and
  3. Estimated gross booking revenue of $36m p.a.

 

With a proven business model, StayCo has also established itself as an Online Travel Agency, facilitating direct marketing of our portfolio of properties. This strategic positioning ensures direct customer interaction, allowing for a more tailored customer experience and increased marketing effectiveness.

 

StayCo’s portfolio has a concentrated footprint, with a focus on the Broadbeach, Surfers Paradise, and Burleigh Heads markets in Queensland. These locations, situated within a 5km radius of each other, are projected to generate 86% of FY24 EBITDA. This reflects our strategy to concentrate on high-yielding areas to maximize returns.

 

The Fund offers a unique blend of characteristics designed to provide an optimal investment experience:

  1. Income is paid monthly in arrears, ensuring a steady cash flow for investors.
  2. The Fund operates as an unregistered wholesale managed investment scheme.
  3. The Trust is semi-liquid, with the flexibility for investors to redeem their investments at the discretion of the Fund Manager.
  4. We offer a Distribution Reinvestment Plan, providing an opportunity for investors to further enhance their investment by reinvesting their earnings. 

StayCo is a strong cash flow business with a limited capital expenditure requirement, generating its income through: 

  1. The sale of accommodation and related services;
  2. Asset management; and
  3. Caretaker activities with the properties.

 

It does not hold material ownership in any of the properties in its portfolio, allowing it to control a portfolio of quality real estate assets with relatively low upfront and ongoing capital commitments.


It seeks to strengthen its management interest in properties through strategically acquiring freehold ownership in certain areas.

 

Ongoing maintenance and refurbishment programs of the properties are typically funded by the property owners rather than StayCo.

 

StayCo operates a total of eight Holiday and Resort Accommodation Complexes and two Long Stay Accommodation Complexes. The Holiday and Resort Accommodation Complexes are located in Broadbeach and Surfers Paradise on the Gold Coast, while the Long Stay Accommodation Complexes are situated elsewhere.

 

The Holiday and Resort Accommodation Complexes on the Gold Coast are as follows: Bel Air on Broadbeach, Ocean Pacific Resort, Belle Maison, South Pacific Resort, and Artique Resort. Additionally, there is Ivory Palms Resort located in Noosa, Queensland.

 

These properties are particularly appealing to families and travellers who desire additional amenities such as kitchens and laundry facilities, which sets them apart from traditional hotel-style rooms and properties.

 

The two Long Stay Accommodation Complexes operated by StayCo are The Avenues Apartment Complex and Fleet Drive Apartment Complex.

He has a Master's in Business Administration (Finance) and a Master's of Professional Accounting, both from Griffith University. 

 

After completion of his university studies, he started his career at KPMG in the audit and assurance division. He has also worked as Group Accountant, Financial Reporting Manager, and Financial Controller for several ASX-listed companies.

 

Pat is a Director of Finexia Securities and is an experienced Corporate Finance executive, having lead Corporate Banking teams for a ‘Big 4‘ Bank for over 10 years with over 20 years in Financial Services. 

 

Prior to this, he served as a Submariner in the Australian Navy.

 

With this level of experience and exposure, Pat has a very broad range of expertise in most industries and financing scenarios and has an outstanding record of championing and completing complex transactions”).
