What is the Income Trust’s investment strategy?
To invest in loans to borrowers secured by mortgages over commercial or residential property in Australia and other authorised investments (primarily cash).
Investment Term
The minimum investment term is 12 months. At the end of the minimum investment term, you may request redemption of your Bonds and the Income Trust will redeem your Bonds subject to there being sufficient funds available for that purpose. If you do not request redemption of your Bonds, then your Bonds will be subject to a minimum investment term of a further 12 months.
No fees are charged upon subscription or maturity of the Bonds. However, an Early Termination Fee may be payable if our Bonds are redeemed at your request (with the agreement of the Manager) before the end of their minimum term.
Loans
The Loan portfolio will be diversified across a range of geographic locations within Australia, borrower type and secured property type. The security for each loan must always include mortgages over commercial or residential real estate.
Authorised Investments
A deposit with an ADI, or any Australian-dollar denominated Mortgage Backed Securities.
Think Tank manages a range of trusts other than the Income Trust which also fund diversified portfolios of loans. Like the Income Trust, these trusts also issue bonds to investors. The majority of these bonds are acquired by major institutional investors, however some bonds are available for the Income Trust to invest in if there are no loans currently available to invest in. These bonds are typically secured by diversified portfolios of loans originated by Think Tank and subordinated to the bonds held by major institutional investors and therefore earn a higher rate of interest.
Authorised Investments are targeted to be less than 15% of the assets of the Income Trust over time although at any given time the proportion may be higher.
No assurance can be provided about the actual performance (including as to margin, rate of return and repayment) of any Mortgage Backed Securities acquired by the Income Trust. The Manager does not accept responsibility for the performance of the Mortgage Backed Securities.

With further experience gained at ASIC in the Investment Bank Division, Cullen has worked extensively in facilitating debt capital markets financing for many businesses in Australia for residential mortgages, equipment lease receivables, commercial mortgages, consumer loans, and auto loans.

There are no fees to invest in the bonds nor to redeem your capital once the 12 month term has expired. Should you wish to redeem your capital early a 2% early redemption fee may apply. There is a management fee of up to 0.70% p.a. which is taken from the interest paid by the borrower. All quoted returns are net of fees.

If you wish to have your capital returned to you at the end of the 12 month term, you must notify Thinktank at least 30 (but no more than 90) days prior to the monthly payment that immediately follows the end of the 12 month term.
Yes, the Income Trust has a dynamic loss provision up to 1% of the loan pool balance.
Wholesale/sophisticated investors can invest in Thinktank’s Income Trust. Thinktank is offering investors a 12-month bond whereby investors receive monthly coupon interest payments and are able to redeem their capital after the 12 months or roll over for another 12 months. Funds invested are then lent to borrowers secured by residential or commercial property.
The minimum investment is $10,000.
Thinktank will post monthly reports on collateral performance on our website for investors to review. At the end of the financial year Thinktank will provide investors with a summary of interest earned.
Investment in the Income Trust produce annual effective returns of 3.6% fixed plus a margin of BBSW 30 which is reset on the 10th or the month or the following business day, as at Novemb 11th 2024 the return is 7.91% p.a.
Thinktank can accept investments from high net worth, wholesale & sophisticated investors. Investors who meet this criteria can invest under their own name, their company, SMSF or trust.
AMAL Asset Management Ltd, rated “Strong” as a servicer by Standard & Poors, acts as a backup servicer to the Income Trust which means the Trust will continue to be managed by a capable independent organisation and will adhere to the commitments and obligations contained in the Information Memorandum.
