The BCUC Debt Fund offers investors access to BCUC’s investment strategy and a diverse portfolio of loans secured by 1st and/or 2nd mortgages against premium Australian real estate.  The Fund aims to deliver an annual return to investors of 10% – 12.5% net after fees with distribution paid monthly to investors.

 

Strategies

 

The fund comprises a portfolio of property-backed loans secured by first and second-ranking mortgages, diversified across all types of real estate properties in Australia.


The fund targets loans with a maximum LVR of 75%, and the presence of registered mortgages and guarantors efficiently manage investment risks.


The objective is to provide investors with a consistent monthly cash income stream, preserve capital, and diversification.

The BCUC Debt Fund Investment Committee provides final review approval and additional risk control over each loan project. The fund offers our investors the opportunity to participate in high calibre, large-scale real estate loan projects in Australia, with professional due diligence, asset allocation, fund management, risk control, and providing better investment return.

 

Choices

Investors can choose the appropriate fund pool class according to their needs, which offers different investment periods, amounts, and rate of returns. Investors will transfer their funds directly to the custodial bank account of Perpetual, Australia's leading custody financial institution.


Upon investment term maturity, Perpetual returns the investment principal to the investor's nominated bank account.

Each fund in the BHG UCapital Debt Master Fund series (referred to also as a BHG UCapital Debt Fund) proposes to make commercial loan investments to Australian borrowers, who are typically borrowing the funds under a loan agreement to a property (which will generally be a secured loan), although there may be other types of debt investments made available.


Each fund in the BHG UCapital Debt Master Fund series will earn gross revenues from the interest accruing and payable on the principal of the loan(s) granted to the relevant borrowers. Loan proceeds may be used for but not limited to:

  1. the acquisition of assets (including property and equipment);
  2. to refinance existing lending facilities;
  3. to access equity in a property asset for any worthwhile purpose including payment of tax debt;
  4. short-term business cash flow requirements bridging finance; or
  5. financing construction and the development of real property.

The Fund Manager will be responsible for identifying the loan investment opportunities, undertaking due diligence, structuring the loan investments and security, loan and security contracting, loan monitoring and loan servicing.


The relevant supplementary IM for each fund in the BHG UCapital Debt Master Fund series will specify the commercial terms of the loan investment, including applicable loan term, borrower information and relevant security (as applicable).


Each fund in the BHG UCapital Debt Master Fund series will make loans to borrowers which are in accordance with the BHG UCapital Debt Fund’s standard loan terms (see section 4.2 below) and in compliance with the BHG UCapital Debt Fund’s lending criteria.

With China Mobile, Emma managed in excess of 200 staff members across multiple business functions.  Emma also played a significant role in a portfolio of companies where she was the seed investor. She is passionate about early-stage investment and provides managerial guidance to the senior management team of these companies at an on-going basis.

 

Marcello is a seasoned professional, with extensive financial industry and management experience. He attained a Master of Political Economy from the University of Sydney, achieving the prestigious recognition of First in Course and graduating with High Distinction.  Marcello is now a recognised figure in the private lending sector, with strong connections to capital funders having overseen several high-profile transactions. Whilst Marcello’s career began in investment banking at J.P. Morgan and Deutsche Bank, he has now shifted focus to secured lending. Marcello’s intricate network has become key to sourcing the best rates and agreements for our clients.

 

Over 15 years of real estate acquisition and funds management experience. Hans has worked with leading real estate firms and has additionally acquired trophy buildings, allowing his clients to transition smoothly from the Asia Pacific region to Australia.

 

After enjoying several years as Director of Sales & Marketing, driving consecutive year-on year growth for a leading brand within the security industry in South Africa, Jacques decided to relocate his family to Australia. Jacques identified an emerging opportunity within the financial services sector for an agile and market-responsive lender specialising in short-term loans to the small business sector.  Jacques embedded robust corporate governance and business controls, while at the same time delivering creative solutions for his clients and investors.  Jacques is also an accredited finance and mortgage broker adding an additional risk management layer to the BCUC Investment Committee.
