The CP Income Opportunity Fund, a unit class of the Capital Prudential Real Estate Master Trust, offers a sophisticated credit strategy focused on the Australian property market. By investing selectively in a blend of senior and mezzanine positions, the fund targets a robust return of the RBA Cash Rate plus a margin of 7.00% per annum (net of fees).*

 

The Manager employs a cycle-aware approach, pursuing monthly distributions through disciplined exposure to residential, industrial, and convenience retail sectors. While the strategy may accept moderately higher leverage, it maintains a rigorous focus on collateral quality, sponsor capability, and tight covenant packages. With a target weighted-average LVR of approximately 75% and clear investment parameters to manage concentration and liquidity, the fund provides a structured pathway for investors to access higher-yielding real estate debt. It is available for investment directly or through major platforms including Hub24, Netwealth, and BT Panorama.

The CP Income Opportunity Fund is a unit class of the Capital Prudential Real Estate Master Trust. This fund invests in a portfolio of senior and mezzanine positions in Australian real estate.

 

Target Return*

RBA Cash Rate + a margin of 7.00% per annum (net of all fees and expenses, including Management Fees and Performance Fees referable to the Fund). 

 

Platform Availability

The CP Income Opportunity Fund is available for investment directly or via the Dash platform, Hub 24, BT Panorama and Netwealth.

 

*This is a target only, the Fund may not achieve this return.

To actively manage a diversified real estate loan and security portfolio and deliver monthly distributions equal to the Target Return. 

 

The Fund will primarily invest, directly or indirectly, in real estate via subordinated loans as well as senior loans; and other real estate backed securities and equity like investments (including options and warrants), including investment in real estate developments. 

 

The Fund may also invest in:  

  • cash, cash equivalents, highly liquid fixed income investments, debt securities, and re drawable at call bank facilities; and 
  • other funds or mandates managed or established by the Manager or its Affiliates or Associates and enter into transactions with their respective Affiliates, Associates, and other related parties (including Manager Related Persons) in accordance with the Conflicts Policy (a copy of which may be requested, in writing, from the Manager). 

The  Investment Policy Statement sets out investment parameters on the Manager including, but not limited to, a: 

  • maximum 30% of aggregate Capital Commitments in a single loan (to be applied after the funds under management reaches $150m); 
  • maximum Loan to Development Cost: 90%; 
  • maximum LVR: 85%; and 
  • minimum of 5% (and target of 10%) of the Net Trust Value (referable to the Fund) invested in cash, cash equivalents, highly liquid fixed income investments, debt securities, and re drawable at call bank facilities. 

Restrictions are measured at the time each new investment is assessed for approval based on the impact of the new investment on the resultant portfolio.

Andrew has over 30 years of experience in financial services across Australia, the US, Europe and Asia. He has acted as a Director of many listed and unlisted companies, including as a non-executive director of BT Financial Group and Chair of Diabetes Australia.

 

During his executive career, Andrew was a founding partner of Koda Capital, a leading wealth advisory business, which he established in 2014. Prior to that, Andrew served as an Executive General Manager at NAB/MLC, Managing Director of JBWere and Chief Operating Officer of Goldman Sachs | JBWere.

 

Qualifications: B.Comm, MBA, GDipFinPlan, GDipAppFin, GAICD, FCPA, SF Fin, FGOA, FCG

 

Katrina is an experienced Funds Management executive and spent the last 20 years as Chief Financial Officer at Pengana Capital, which is a diversified funds management group with $3.5b of Funds under Management (FUM). Pengana's products included managed funds, listed investment companies and listed investment trusts. 

 

Prior to Pengana, Katrina worked at BT Financial Group as Executive Vice President, which covered numerous roles including Chief Operating Officer to BT Portfolio Services.

Brenton is a highly accomplished property development professional and experienced board director with executive management experience spanning construction, architecture, automotive, pharmaceuticals and distribution.

 

Awarded membership of the Order of Australia (AM) for services to the Australia-Thailand and Australia-ASEAN relationship, Brenton has been Executive Chairman of DWP (Design Worldwide Partnership) an integrated design company with 350 staff providing architectural and interior design solutions across Asia, India and the Middle East since 2004.

 

Brenton is a fellow and part time facilitator at the Institute of Directors of Thailand, current Treasurer and past President of the Australia-ASEAN Chamber of Commerce as well as Chairman of The Advance Australia Council (Thailand) and The Australian Football League (AFL) Thailand.

 

Previously, Brenton held the positions of Director of the Board of Trade Thailand, President and Vice President of the Australian–Thailand Chamber of Commerce and President of the South Australia Club Thailand.

 

Brenton is currently undertaking a Doctorate of Business in Corporate Governance with the Australian Institute of Business, and is a graduate of the University of South Australia (B.ed Sc.) and obtained his MBA from the University of Singapore.
