Our commercial lending company, Rhodes Finance, is in the business of making and managing a portfolio of secured commercial loans. The Premium Income Fund makes capital available to Rhodes Finance, and in return the company returns interest to the Fund for the benefit of Unitholders. Through this arrangement, Unitholders will obtain an investment exposure linked to a pool of secured commercial loans which is expected to generate an income return paid monthly.

 

The Premium Income Fund has been operating since February 2022, and we have paid competitive monthly distributions to our Unitholders since that time. You can see current and historical distribution rates (Distribution Rates) on our website.

 

When making an investment, a prudent investor balances risks and returns. All investments carry risk, and investing in commercial loans is no different. However, Rhodes Finance seeks to manage and limit the risks it takes with investor capital. Many mortgage funds other than the Premium Income Fund heavily involve themselves in property development, often relying on "as if complete" valuations which aim to forecast the future value of an incomplete project. Apart from possible errors in future valuation estimates, this also exposes the lender to risks associated with the development and construction process, including possible insolvency of builders or developers.

 

Rhodes Finance takes a more conservative approach and our lending for property development is minimal or nil. Our standard assessment of mortgage security is based on the "as is" value of a property. This means that we evaluate the property based on its current condition and market value, rather than speculative future valuations. All loans advanced with Premium Income Fund capital are secured based on the "as is" value of Australian real property, and this means we have no significant exposure to property development activity (and often no such exposure). We feel this is a more prudent approach for our investors and avoids any significant development and construction risk.

Established in 2013, Rhodes Asset Management is an Australian Fund Manager that holds an Australian Financial Services License (AFSL). We provide exceptional funds management and investment management services.

 

In 2022, we introduced our Premium Income Fund. The Premium Income Fund is invested in a pool of mortgage secured commercial loans made and managed by our commercial lending company, Rhodes Financing Solutions (Rhodes Finance).

 

The Premium Income Fund makes capital available to Rhodes Finance, and in return the Rhodes Finance returns interest to the Fund for the benefit of the investors.

 

Wally is an experienced accountant and manager with a background of 35 years in business and financial services. During this time he served in the public corporate sector as chief technical officer, business analyst, and managing director, and since then has worked as a business adviser, financial adviser, accountant and company director. He has extensive experience in business structuring, business and financial advice.

 

He is a former Chairman of the Financial Planning Association (Brisbane Chapter), as well as a Fellow and Distinguished Service Award recipient.

 

Ian is also a former University Lecturer in Financial Planning & Superannuation at Graduate and Masters levels.

Javier

 

With more than 25 years in the financial sector, Javier has occupied senior positions across various firms, accumulating significant expertise in investment operations and funds management.

 

Before joining Rhodes Asset Management, Javier played a pivotal role in launching a contributory mortgage scheme for a credit firm in Queensland.

 

Javier brings a wealth of experience to the Funds Management team within Rhodes Asset Management.

Chris Wheatley

 

Chris is a professional accountant serving as a director of a boutique accounting firm in Brisbane and has worked in public practice for over 22 years. He has accumulated a wealth of knowledge in all areas of tax, business services, and accounting, with strong skill sets in property and SMSFs.

 

Chris is highly regarded among many of his peers in the accounting industry and has a strong network of colleagues with whom he collaborates on complex projects. Chris is a Fellow of Chartered Accountants Australia.

Phi Do

 

Phi Do is a qualified accountant and a member of CPA Australia, with over 10 years of professional experience across commercial and public practice accounting.

 

He holds degrees in Accounting and Finance and possesses extensive expertise in investment financial management. His responsibilities have included financial analysis, risk assessment, payout calculations, and the maintenance of accurate and compliant financial records to support effective fund management and regulatory reporting.

 

Stephen has 38 years of experience in finance, starting with commercial lending at Westpac for 8 years. He later held Business Development roles with mortgage managers and a large accounting firm.

 

He later held Business Development roles with mortgage managers and a large accounting firm, and ran his own mortgage broking business. Stephen has also worked for four fund managers. He is passionate about investments, property, finance, and customer service.

 

He holds various finance and real estate certifications, manages his own SMSF, and is RG146 compliant as well as having completed Tier 1 courses in Generic Knowledge & Securities and Managed Investments (General Advice) subjects from Kaplan.

Leo Van Veen

 

Leo has more than 30 years’ experience in the Banking and Finance sector.

 

He has worked across a broad range of National and Global Finance institutions as well as private sector property and finance focused businesses in which he dealt with management and structuring of direct transactions in an investment and development capacity.

 

This experience allows him to effectively oversee the administration of all funds under management with Rhodes Asset Management.

Individuals, Self-Managed Superannuation Funds (SMSF), Trusts, Companies, Family Offices, Sporting Clubs, Churches, Charities and NFP organisations.

12 Months

  • Calculated on a monthly basis, and payable by electronic bank transfer to each Unitholder’s nominated bank account.
  • Payments are made within first week of each month.
  • Investors also have the option of re-investing their distributions via our Distribution Reinvestment Plan (DRP).

Our Distribution Reinvestment Plan (DRP) is an option for Premium Income Fund (PIF) investors to automatically reinvest your monthly distributions, thus allowing you to harness the full power of compounding.

Rates quoted are nett of fees. Management fees range from 1.10 to 1.60% depending on the subclass, but are taken out before returns are declared. For more details, please refer to our PDS.

Unitholders seeking to withdraw from the Premium Income Fund after the minimum term, must submit a withdrawal participation notice in accordance with the Premium Income Fund withdrawal procedure. We will aim to manage cashflow to enable withdrawals when required but this is not guaranteed.
